Job Description

Job Title: Construction Manager

Reporting to: Vice President, Real Estate & Development

The Construction Manager oversees all phases of construction projects, from planning and scheduling to execution and completion, ensuring they are delivered on time, within budget, and according to quality standards. This role requires leadership, problem-solving skills, and the ability to collaborate effectively with architects, engineers, subcontractors, and team members.

Key Responsibilities:

Project Planning & Coordination

  • Lead the planning, coordination, and execution of commercial ground-up and remodel of existing retail buildings.
  • Develop and manage detailed project plans, budgets, schedules, and milestones to ensure all deadlines are met.
  • Coordinate with architects, engineers, and stakeholders to finalize project scope and specifications.
  • Obtain necessary entitlements, permits and ensure compliance with all building codes, safety regulations, and environmental requirements.

Team Leadership

  • Coordinate and lead cross-functional teams including internal Velocity Auto Care team members, architects, designers, contractors, subcontractors, and vendors.
  • Reviews and negotiates contracts with design partners and general contractors.
  • Review and approve change orders, invoices, and payment applications in a timely manner.
  • Hire, manage, and evaluate subcontractors, vendors, and construction staff.
  • Conduct regular team meetings to communicate goals, expectations, and updates.

Budget & Cost Management

  • Monitor and manage project budgets, ensuring expenses align with estimates.
  • Conduct annual budget reviews with Executive team regarding annual project scope and spend.
  • Review and approve invoices, change orders, and contracts.
  • Identify and implement cost-saving opportunities without compromising quality.
  • Conduct regular site meetings to track project progress, resolve issues, and maintain clear communication between all stakeholders.

 

Quality Assurance & Reporting

  • Ensure all work meets established quality standards and complies with project specifications.
  • Ensure that safety protocols and quality standards are adhered to throughout the project lifecycle.
  • Conduct regular inspections and manage punch lists for project closeout.
  • Ensure compliance with local codes, regulations, and workplace safety standards.
  • Oversee quality control processes to ensure that work meets industry standards, specifications, and regulatory requirements.
  • Ensure all project documentation is properly maintained, including contracts, permits, drawings, and schedules.
  • Provide timely progress updates and reports to stakeholders.

 

Qualifications:

  • Bachelor’s degree in construction management, Civil Engineering, or a related field (preferred).
  • Minimum of 5 years of experience in construction management or a similar role. Experience designing and constructing oil change and or automotive shops is a plus.
  • Proven ability to manage multiple large-scale construction projects.
  • Proven track record of successfully delivering construction projects on time, within budget, and to the highest quality standards.
  • Strong knowledge of construction processes, contract administration, and cost control.
  • In-depth understanding of building codes, safety regulations, and permitting processes.
  • Exceptional leadership, communication, and organizational skills.
  • Proficiency in construction management software (e.g., Procore, Primavera P6, or equivalent).
  • Certifications (preferred but not required)

- PMP (Project Management Professional) Certification.

- OSHA Certification.

- LEED Accreditation.

Pay & Benefits include:  

  • Salary range of $115,000 - $125,000
  • 20% annual performance-based incentive
  • 401(k) savings plans, automatic 4% with additional match of up to 4% (total of 8% contribution)
  • 4-weeks of paid time off, 9 office holidays, and 1 work from home day weekly
