Who we are:

We are a Project Management /Owner’s Representative firm that manages all aspects of commercial construction project management, from site inception to project close-out on behalf of our clients. We provide clients with comprehensive project management services, including programming, real estate assessment, planning, budgeting, design management, and construction management. Our team is well versed in managing projects that require the ability to effectively direct architects, consultants and contractors on a continuous basis.

Job Summary for Project Executive

· Manage complex development projects from concept through execution, including feasibility, due diligence, underwriting, budgeting, design, entitlement, scheduling, bidding, procurement, contracting, construction, and marketing. The Project Executive would “own” the project from Property Feasibility through Closeout.

  • Assume responsibility for all aspects of a project, including managing risks, maintaining schedules, solving problems and communicating with Client from project inception through the final close-out.
  • Lead acquisition, due diligence and feasibility on potential new projects as assigned.
  • Represent clients in contract negotiations.
  • Create and maintain financial analyses for feasibility, development, construction budgets, budget variance, cash flow projections, etc.
  • Coordinate all types of tasks associated with development, including due diligence documents, entitlement applications, and construction loan documentation. Identify the Client’s needs when reviewing potential properties.
  • Participate in and contribute to the RFP response process including editing for project specific content, and interview preparation and participation as requested.
  • Lead and coordinate internal team members and third parties as required.
  • Work closely with clients, owners, architects, and subcontractors to develop relationships that exceed client satisfaction
  • Thorough knowledge of agreements/contracts, leases, work letters, project charters, surveys and drawings.
  • Manage site evaluation, property due diligence, land entitlements and zoning compliance.
  • Review Design documents to ensure they are compliant with Programming documents.
  • Review and implement scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
  • Conducts standard requests for proposals; coordinates advertisement and completes bid analysis.
  • Facilitates project meetings with the Design team and Contractor to ensure the project remains in budget and on schedule.
  • Tracks progress of each project against milestones, approved budgets, and approved timelines. Reports status and variances. Provides action plans to meet objectives, budget, and schedule.
  • Reviews all changes and assess all change requests to determine impacts to scope, budget, schedule, quality, and risk. Make recommendations, secure client approvals, and issue change orders.
  • Review and approve all costs associated with construction.

The ideal candidate would have a Bachelor's degree in Architecture, Engineering, Construction Management, or equivalent from a U.S. accredited 4-year college program with 10+ years of commercial construction management experience. Candidate must have strong written and verbal communication skills and solid organizational and analytical skills.

Work Location: Work from home in the Austin, TX area with compensated travel to meetings and job sites.
