What You'll Do - Transactions:
- Support and in some cases manage the Pricing and structure of new leases and renewals.
- Communicate with Operations and Business Development in identifying the Premises of prospective tenants
- Initiate Property Condition Assessments with Engineering to be performed upon commencement of new leases and at expiration
Prepare Investment Memorandums related to Leases, Subleases, Dispositions, etc.
- Lease Administration :
- General support of Third-Party Lease Admin team
- Audit Tenant operating expense payments against site budgets and confirm reconciliation figures
- Track lease expirations, renewal notice requirements and rent escalations
- Act as a subject matter expert on contracted billing figures for Americold Facility Managers, Office Managers, Billing teams, and Accounting Teams
- Real Estate Reporting
- Responsible for maintaining the Americold real estate database with property specific metrics Manage the collection and cataloguing of real estate records and documentation(deeds, surveys, environmental reports, appraisals, property condition reports etc.)
- Support portfolio management trackers which included facility count, size, ownership, etc.
Manage and update all lease trackers for management's use and later analysis for external reporting
- Global Quarterly Reporting may require some work during the evenings or weekends.
- Business Development Support, in addition to other internal Americold departments, as may be requested
- Generate sample operating expense calculations for prospective Tenants
- Upload Americold's lease portfolio in Salesforce and maintain the same
- Provide assistance as needed to Americold's business development team
- Other projects and duties as assigned
- Conduct market studies and liaison with brokers to establish supporting data for analyses
Investment Analysis - Analyze various prospective investments and establish returns based on inputs
- Prepare investment memoranda supporting prospective investments
- Report findings and analyses to management in presentation format
What Experience and Education You Need - Bachelor's Degree in Business, Real Estate, Finance, Economics, or similar discipline
Preferred:
- Prior industrial / commercial real estate experience, such as asset management, investments, capital markets, real estate brokerage
What Could Set You Apart - Self-starter approach with the ability to accomplish goals without a formal team.
- Ability to multi-task, plan, execute and deliver on projects in a timely manner.
- Strong financial analysis and analytical skills (experience with financial analytics tools and measures, such as IRR, ROI, CAP Rates, ROC, ROIC, NPV, etc.
- Strong computer skills including Microsoft Office, Word, Excel PowerPoint. Strong Excel skills including pivot table analysis required.
- Salesforce skills may be beneficial but are not required
- Excellent interpersonal skills with the ability to work cross-functionally and foster positive and effective business relationships internally and externally.
- Results driven, with a desire to work in a fast-paced environment.
- Must possess a keen attention to detail, organized and thorough with the desire for continuous improvement.
Physical Requirements - Requires the ability to sit for long periods of time, with frequent interruptions
- Requires several hours per day of sitting, getting up and down from chairs, and reaching, or bending
- Requires manual dexterity with normal hand and finger movements for typical office work
- Talking, hearing, and seeing are important elements of completing assigned tasks
- May require overnight travel by automobile and airplane for business
- May require visits to warehouse operations in temperatures at or below freezing
- May require carrying loads related to travel and the occasional lifting, carrying, positioning, and/or moving of objects weighing up to 20 pounds
- Requires the use of various electronic tools
